Ballinger completed the 600,000 SF master plan and the first of six buildings for Camden Waterfront Technology Park’s new research campus. This building is a speculative, multi-tenant facility with associated parking. Critical to the success of this assignment was the ability to design a building core and shell that would accommodate different tenant types with varying space needs (from larger build-to-suit tenants to smaller multi-tenants who may share amenities) and a wide range of programmatic uses (office, wet and dry lab research, information technology, scale up and production). The design also determined the appropriate balance between the pre-investment in such things as the structure, M/E/P systems, shared equipment and shared amenities, with the initial and operational financial implications. Ballinger provided all architectural and engineering services for the building core and shell, as well as complete fit-out and interior design services for the building’s tenants. The project is seeking LEED certification, and will be a part of the LEED Core and Shell pilot program.
